_DEVELOPMENT PLAN APPROVED FOR SWAN HILL

Collie is pleased to announce the recent approval of the Tower Hill Development Plan by Swan Hill Rural City Council.  Tower Hill is located about 1.7 kilometres from the Swan Hill town centre and the master plan was prepared by a multi-disciplinary project team co-ordinated by Collie.

The development plan facilitates the creation of approximately 1100 lots, ranging in size from 500 to 1200 square metres.  The plan includes the Alcheringa Retirement Village, which will provide 150 units and a 75-bed aged care facility.  Open space was a key feature of the development plan, with almost every dwelling within 400 metres of a park.  A ‘greenway’ intersects the site and provides pedestrian and cycle paths along a landscaped trail.

The interface with existing development and rural areas was an important design consideration.  Lots along the western boundary will be the largest in the development area, and will allow for the retention of existing vegetation and separation from adjoining rural land.

The planning of Tower Hill considered a range of local climatic factors – especially the impact of the harsh dry conditions on landscaping and open space areas.  A large water feature will create a strong sense of arrival as well as serving an important drainage function.
