_Aitken Hill Conference Centre
Collie was approached by a client to provide due diligence town planning advice to inform the potential purchase of the Aitken Hill conference centre site in Craigieburn for the purpose of a residential masterplanned community.
As part of our investigations, Collie provided strategic advice on the planning implications associated with the Environmental Significance Overlay (ESO) affecting the site, which relates to the protection of the Greenvale Reservoir catchment.
The Greenvale Reservoir is a large off-line storage facility that receives water via a pipeline from Silvan Reservoir and then supplies the water to customers. Under the ESO, its catchment is protected from storm water run-off associated with urban development.
The site is sizeable, approximately 70 hectares, and is expected to yield around 1,000 dwellings within the new Craigieburn West Precinct Structure Plan area. Before the site can be developed, the substantial facilities associated with the former use of the site will need to be demolished and significant earthworks in the form a protective bund will need to be completed in order to safeguard the Greenvale Reservoir.
