Collie has assisted ID Land in obtaining a new town planning permit for subdivision as part of its residential masterplanned community known as ‘Haymont’ (pictured below).

The new permit area will yield an additional 230 lots within the Horseshoe Bend Precinct Structure Plan (PSP) area, with existing facilities and services located nearby including the Armstrong Creek Major Town Centre (to the southwest) and the Warralily Neighbourhood Activity Centre (to the south).

As part of its role, Collie prepared a revised masterplan for the broader sub-precinct to be more responsive to the requirements of the PSP as well as preparing the planning permit application package for submission to the City of Greater Geelong.

Some of the key challenges on the project involved Council requiring the partial closure of a road, the need to address the interface with farming land (to the east) as well as an existing sewer easement running through the middle of the site, which resulted in difficulties with configuring appropriate frontages for some of the lots.

Collie worked with the project team to respond to these challenges with solutions, which involved reviewing traffic evidence to support the road remaining open as intended by the PSP, providing slightly increase lots sizes at the interface with the farming land and reviewing housing designs for ‘double fronted’ lots.     

Collie is pleased to see that following a VCAT compulsory conference, the planning permit was issued with the above solutions, barring a few minor tweaks to the subdivision layout, ultimately being agreed to by Council.
