_NEW TOWNHOUSES FOR GRAND CENTRAL
Collie recently assisted Stockland with obtaining town planning approval for a medium density housing precinct that will comprise 38 townhouses within its Grand Central masterplanned community.
The precinct originally formed part of a larger a planning permit area, but was strategically separated in order to fast-track the approval of the balance of the permit area due to Wyndham City Council raising concerns with the future alignment of a signalised intersection.
Applying for a new planning permit for the medium density housing precinct gave Stockland time to ‘reset’ its expectations and boost the housing density in effort to increase the likelihood of obtaining Council support and to provide more affordable housing options within the masterplanned community.
As part of our role on the project, we were involved in negotiating with Council to obtain approval of the subdivision on the basis that the precinct was earmarked for higher density housing under an approved Precinct Structure Plan and if the alignment of the intersection was to change, this would necessitate the site to be compulsorily acquired by Council.
We are pleased to advise that the planning permit has been issued and we look forward to the delivery of the project, which will provide more affordable housing alternatives in proximity to the future Riverdale major town centre as well as existing amenities such as the local parks within Grand Central.
As an aside, we are pleased to see that the childcare centre in Grand Central is nearing completion and is slated to open early next year.
