_Approved Building Envelopes and MCPs
Collie continues to assist clients with their new residential community developments in growth areas. A regular input in this assistance is the preparation of approved building envelopes (ABE) / related memoranda of common provisions (MCP).
The ABE / MCP contain text and plans of each lot in the subdivision or subdivision stage, which set out the house siting and design parameters that differ from those in clause 54 in the relevant planning scheme. The ABE / MCP commonly applies to lots greater than 300m2, especially where the Small Lot Housing Code (SLHC) applies. The ABE must be enabled via appropriate conditions in a planning permit and requires the approval of the responsible authority. The MCP relates to the title registration for each relevant lot and must match the ABE approved content; invariably, the ABE and MCP are the same document.
The preparation of the ABE / MCP requires the certified plan of subdivision and the stage engineering design plans, to provide crossover locations and easements. The plans accompanying the ABE / MCP show siting profiles with boundary setbacks and heights and crossover locations.
