_New Residential Village Approved in Gisborne Victoria
Collie continues to provide planning services to ID Land and its new Next Living residential village project, having recently assisted in obtaining planning approval for its new community in Gisborne. This approval was issued alongside the other recent approvals at Rosalia, the amended Gisborne Area 1 Development Plan (GA1DP) and subdivision approval of ‘Permit Area 2’, in response to VCAT orders.
The residential village is located on the western edge of the Rosalia masterplanned community, adjacent to the Rosslynne Reservoir, with convenient access to a proposed local convenience centre, the Jacksons Creek conservation reserve and a number of other smaller areas of public open space.

As part of our role on the project, Collie worked with the project team to establish design parameters for the site, acknowledging that changes to the layout as envisaged by the previously approved GA1DP, were required in order to accommodate the residential village while ensuring an appropriate level of integration with the broader community.
Following this initial design phase, Collie prepared and submitted the planning permit application package to Macedon Ranges Shire Council (MRSC). An application for review to VCAT was lodged on failure to decide and subsequent rounds of VCAT orders and hearings were held with ID Land, MRSC and relevant referral authorities, before a decision to approve the application. During the VCAT process, Collie continued to provide planning advice as required in response to VCAT orders.
