_TOWNSIDE A NEW MEDIUM DENSITY DEVELOPMENT
Collie recently assisted Stockland in obtaining planning approval for ‘Townside’ – a medium density development that will comprise 198 double-storey townhouses in Highlands, Craigieburn.
Townside has an extensive frontage to Aitken Boulevard (to the east) being a key north-south arterial road and is therefore, located in a prominent part of Highlands.
Townside will comprise twelve different housing types varying in size, internal layout, architectural features, materials and colours. The development will include large centrally located areas of communal open space and pedestrian links through to Aitken Boulevard and the adjoining Stockland retirement village (to the west).
Many of the townhouses have been designed to front onto Aitken Boulevard and other street frontages with townhouses internal to the site designed to front onto access ways and areas of open space. Townhouses fronting Aitken Boulevard will contain full height windows with some of the townhouses including balconies to provide an active address to one of the main focal spines in Craigieburn.
The townhouses will be well serviced with the Craigieburn Town Centre opposite to the east and the Hume Global Learning Centre and Library opposite to the south. Other facilities and services that are also within walking distance to Townside include a medical centre (to the south), an aquatic and leisure centre (to the east), an athletics track under construction (to the east) and a bus route along Aitken Boulevard. Once these facilities and services are provided, Townside will be extremely well serviced.
It is expected that the townhouses will attract small families, couples and those wishing to downsize and will contribute to providing a diversity of housing types in Highlands and Craigieburn more broadly. In addition, the townhouses will provide a more affordable housing option including for first home buyers.
The Collie role on the project was to provide town planning services which involved:
- advising on the development potential of the site including the likely built form and siting provisions;
- reviewing draft architectural plans and advising on changes to the design to increase livability, compliance and the likelihood of Hume City Council (Council) supporting the application;
- advising on the supporting material required to accompany the planning permit application;
- reviewing expert documents prepared by others;
- attending a pre-application meeting with Council;
- preparing a detailed town planning report including an assessment of each dwelling against clause 55 of the Hume Planning Scheme;
- attending several meetings with the project team;
- reviewing the planning permit and advising on any issues and conditions that are required to be met.
We look forward to the completion of this project as it will provide an opportunity for a large number of residents to live in a part of Highlands where proximity to services will encourage a healthy and active lifestyle.
