_NEW LLC SITE ON THE HORIZON

Collie is pleased to have assisted Stockland with town planning investigations as part of its due diligence relating to the possible purchase of land for a residential village at 32-70 McDermott Road, Curlewis (the site).

As part of our role, Collie provided detailed town planning advice on the planning scheme as well as reviewed other relevant planning documents relating to the proposed rezoning of the site as part of the Jetty Road Urban Growth Plan in order to confirm that the site is suitable for its proposed development and to identify opportunities and constraints.  

Collie recommended also various changes to the draft development concept to increase its compliance with planning objectives for the area and increase the likelihood of obtaining planning approval.  Collie also facilitated a meeting with the City of Greater Geelong town planning department to gauge its initial reactions to the proposal.

The site comprising an area of 26 hectares has now been acquired by Stockland.  It is proposed to be developed for the purpose of land lease community (LLC) and represents an expansion to the Stockland LLC offering in the Geelong region with Stockland Halcyon Horizon already under construction in Armstrong Creek.  

As demonstrated by the graphic below, the site being on the Bellarine Peninsula is approximately 1.7 kilometres from the ocean and is well serviced being 17 kilometres to the east of the Geelong CBD, within walking distance to an existing neighbourhood activity centre and within proximity to a range of recreational and sporting activities including the Curlewis Golf Club.
