_MAJOR RETAIL DEVELOPMENT APPROVED FOR CLYDE

Following on from the recent opening of the Coles Neighbourhood Activity Centre in Traralgon North, Collie has continued to provide Coles town planning assistance in relation to the approval of a new large activity centre development in Clyde North. 

The approved development will form part of the growing Orana masterplanned community being delivered by Balcon. 

Key features of the project are as follows.

  • A full-line Coles supermarket comprising a floor area of 3,582 square metres.
  • A number of retail specialty stores, food and drink and commercial premises including a Liquorland, gym and medical centre. 
  • A separate ‘click and collect’ area.
  • A large (500 square metres) town square that is to be well landscaped and is to comprise designated seating zones that will provide convenient pedestrian access through the activity centre.
  • A standalone childcare centre to comprise 125 childcare places. 
  • Several pad sites for future residential and commercial development. 
  • A number of car parking spaces including covered car spaces and electrical vehicle charging stations. 

As part of our role, Collie prepared the town planning report and collated the planning permit application package for submission to the City of Casey (Council).  Furthermore, Collie worked closely with the project team through the request for further information process including advising on variations to the design to increase the likelihood of Council approval. 

A key challenge on the project was being able to demonstrate to Council that an appropriate design and noise attenuation outcome could be delivered on the future residential pad site given its size constraints and proximity to the proposed supermarket.  Ultimately an arrangement which resolved amenity concerns was agreed upon with Council.   

Additionally, as part of the approval process, Collie worked closely with Coles and Council to negotiate the future requirements of the proposed town square which will be owned and operated by Coles and will be available to the public at all times.
