Collie provided pre-purchase town planning advice on the development potential of the site before ultimately preparing and managing the planning permit application process to facilitate the issue of a planning permit for the development of a three-storey building comprising ten townhouses at 33 Cramer Street, Preston.

A key challenge was to work with the project team to devise a proposal that would be supported by the City of Darebin [Council]. Key elements of the proposal designed to assist in obtaining Council support included minimising the extent of the third level when viewed from Cramer Street and providing separation in the built form down the block to reduce visual bulk as well as provide opportunities for landscaping.

Each of the ten townhouses will include two bedrooms and be provided with a single car space. Two double-storey townhouses will front Cramer Street with the remaining townhouses being three storeys in height along the length of the block. Key town planning consultant services provided in relation to this project included:

  • reviewing architectural plans and providing advice to the project team;
  • preparing a detailed town planning report in support of the proposal;
  • assisting in responding to a further information request;
  • assisting in obtaining approval of plans and documents under the planning permit.
